The tables below show the seasonal rates for rental and the price of some of the services we provide. Through our management company we can provide more services, such as meet & great or grocery packs. Please contact us for more information about these services.

In the Terms and Conditions section below You will find a description of how the total amount for a rental period is calculated.

  1. Periods and Rates

    Normally the minimum length of stay is 7 nights (hereafter known as "week"). If any part of the Christmas, New Year or Easter holiday occurs during a booked period the minimum stay is 14 nights. Arrival and departure normally occurs during a weekend but can take place on any day of the week.

    The rate differs depending on what season of the year the reservation is for. If the season changes during the stay the following applies: The weekly rate charged will be the one for the season in which the major part of the week occurs. The rate for extra nights is the rate for the season in which it occurs.

  2. Payment

    • In order for Your booking to be confirmed a nonrefundable deposit of USD 250 shall be at our disposal at the latest 10 days after the reservation is made. Please note that Your reservation is not guaranteed until this deposit has been received.
    • At the latest 60 days prior to arrival 50% of the value of the reservation shall be at our disposal. All costs, including pool heating, must be paid in advance.
    • At the latest 30 days prior to arrival the remaining 50% of the value of the reservation shall be at our disposal.
    • To be able to make a reservation you need to fill out your credit card details on the confirmation letter and thereby authorizing us to charge Your credit card to cover any costs due to damage occurring during Your stay.
  3. Cancellation

    • If You cancel before 60 days prior to arrival the initial deposit of USD 250 will be charged as a cancellation fee. The remaining amount will be refunded to You.
    • If You cancel 59 to 30 days prior to arrival a cancellation fee corresponding to 50% of the payed in amount but no less than USD 250 charged. The remaining amount will be refunded to You.
    • If You cancel later than 30 days prior to arrival no refunding will be made.
  4. Change of reservation

    Changes requested by the party renting the property (herafter known as "the Guest") shall be in writing. The alteration will be effective as soon as the owner of the property (herafter known as "the Owner") sends a written confirmation to the Guest of the change. The Guest will be charged any costs involved in making the changes requested.

  5. Accomodation

    The property is reserved exclusively for those persons named on the confirmation. No other persons are permitted to stay in the property unless a written agreement has been made between the Guest and the Owner prior to arrival.

    The person signing the confirmation is responsible for the reservation and must be at least 20 years old.

    Neither smoking nor animals of any kind are permitted in the property.

    The property is available for the Guest to access after 4 PM local time on the day of arrival. The Guest shall vacate the property no later than 10 AM local time on the day of departure.

  6. Complaints

    If there are any problems with the rental home or the management company during the rental period, the Guest must inform the management company immediately. If the matter is not resolved the Guest must follow up the complaint in writing to the Owner within 14 days of the end of the rental period. If the problem has not been reported as detailed in this clause then the Owner cannot accept responsibility for any claims or complaints.

  7. Liabilities

    The Owner and/or the property management company do not accept any responsibility or liability for acts of omission of third parties which may prevent or disrupt a client's booking. The booking contract exists between the Owners and the client and is limited to the rental of the property and associated services only. The information and descriptions supplied here are believed to be accurate and offered in good faith. Certain features or facilities may not be available from time to time due to circumstances beyond our control for which the Owner and/or the property management company accepts no liability. In addition no liability can be accepted by the Owner and/or the property management company for any injury, loss or damage to the Guest, any member of the Guest's party or any visitor to the rental home, arising out of or in connection with the use of the rental home or the pool. The Guest must ensure that all children are supervised at all times whilst in or around the pool.

  8. Force Majeure

    No liability can be accepted by the Owner where the contract is affected by 'force majeure'. In the context of these terms and conditions, 'force majeure' is any event that the Owner or the property management company could not, even with due care, foresee or avoid. These events include but are not limited to war, threat of war, riot, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, acts of God, terrorist activity, nuclear disaster, adverse weather, government action, technical problems with transportation or other events outside the Owner's or the property management company's control.
